June 29--More retail changes are underway in a booming part of South End.

Because of a rent hike, the Benjamin Moore Paint Store is vacating its 5,000 square-foot spot at the corner of South Boulevard and Rensselaer Avenue on Oct. 1, a store manager said. The store is relocating to 3609 South Blvd.

Next door, Westport Big & Tall will either remain upstairs or relocate downstairs, depending on who is signed on as the site's new tenant, said Keely Hines, a broker with Charlotte firm MPV Properties. MPV has had interest from several fitness concepts, furniture and accessories stores, banks, mattress stores and doggie day cares for the spot.

"Due to parking, it would be tough to do a restaurant or brewery type concept, which seems to be the most popular and in demand these days for South End," Hines said. "It will be exciting to see what lands in such a premier location."

The paint store manager said the new rent would amount to about $10,500 a month, though she declined to say how much of an increase that represents.

That particular portion of South Boulevard is changing rapidly, and retailers like the Beer Growler nearby have opted to closed their doors. Also close by, Boston-based Fallon Company is working with the Charlotte Housing Authority on a huge new $330 million development that will include mixed-income housing, a hotel, office space, and 57,000 square feet of shops and restaurants.
